The Exterior Repair of a Basement Wall

Over time, the exterior masonry work of a basement can crack. This is due to the weight of the house as it settles. Serious cracking and even bowing can occur if a house is settling unevenly. In this situation, a foundation specialist will need to be called in. Slight damage, however, usually can be fixed on your own.
  1. Mortar Patch Basics

    • Concrete or masonry walls can be patched with a product known as mortar mix. This is typically sold prepackaged in hardware or home improvement stores. It will have directions on how to mix the material, which takes the guesswork out of this type of repair. Quick concrete and similar products can be used, but they are more difficult mediums to work with, and it is best to keep it simple if you are patching a foundation for the first time. Once the mortar mix is ready, you can apply it to the cracked area with a trowel and let it set.

    Exposing the Damaged Area

    • One issue with exterior basement repairs is exposing the area that needs to be fixed. If you have a crack that goes beneath the surface of the ground, it is best to dig down about a foot to see how far the damage extends. If a crack goes beyond this point, a simple fix will not work. Failing to expose and address all of the crack can negate any benefits from fixing the area.

    Prepping the Area

    • Proper prepartion is frequently overlooked in simple foundation repairs. The cracked area must be pressure washed to remove any dirt and debris. Washing also will help you get a better patch between the mortar mix and the concrete. Cracks must be enlarged slightly as well to get enough mortar mix into the area to create a seal. For example, if you have a 1/4-inch crack, widen it slightly with a chisel and scrape out any remaining debris in the crack.

    When to Call a Professional

    • Large, horizontal cracks, the aforementioned bowing of foundation walls and brand-new cracks that are widespread are all cause for serious concern. This is not the type of damage you can fix on your own, and a foundation specialist must be called. They not only will have the expertise needed for this situation, but they also will have the proper tools that regular homeowners just do not have access to. When you are dealing with the foundation of your home, it is always best to err on the side of caution and get a professional's help.
