One of the earliest indicators of premature roofing failure are problems with flashing, which is a thin layer of waterproof material, often metal, that is placed over junctions. Flashing prevents water from seeping into the underlayment and eventually into the attic and the interior of the building. The type of repair needed depends on the cause of the failure. Among the many flashing problems that can cause roof leaks are improper base-flashing height, insufficient protective coating or sealing, loose insulation, metal deterioration, crack and open joints between flashing pieces, separation of counter flashings from vertical surfaces and counter flashings not fit tightly enough to base flashings.
Faulty design is another common problem that causes roof leaks. However, because such problems are extensive, often occurring throughout the whole roofing system, repair often results in replacement of the entire roof. These problems include inadequate roof slope that results in sagging and insufficient drainage, producing ponding of water, weak roof structures and inadequate provision for expansion and contraction that causes split membranes. Poor workmanship, such as improperly cleaning, drying and priming the roofing area can exacerbate these problems. Improperly installed nails, including those not completely hammered in or at an incorrect angle, fall into this category. These need to be removed and reinstalled.
Replacement of shingles is one of the easiest roofing repairs that can be performed. Weathering is almost always the cause, whether it's from an adverse event such as a severe storm where hail damages shingle surface or high winds which can rip off large sections of shingles. Curled shingles can be heated during cold weather to be straightened. In warm weather, curled shingles may simply be bent back into shape. Singles that are split, missing most of their surface granules or otherwise damaged should be replaced with proper adhesive and possibly nailing the pieces into place.
Roofs are comprised of more than just underlayment, flashings and shingles. Other elements are part of roofs and their failure, either from wear or manufacturer defects, can cause roof leaks. These items include chimney caps, drains, skylights, ridge and attic vents, stack pipes and bathroom vent pipes and PVC plumbing pipes. Repair involves replacement of the faulty piece.
