The Disadvantages of Stone-Coated Steel Roofing Shingles

Stone-coated roofing shingles are beautiful, durable and long-lasting. They withstand high winds, hail damage and fire and can be installed directly over asphalt roofs. Like slate, copper and other high-end roofing materials, the main disadvantage to a stone-coated steel shingle roof is cost. In certain situations, though, the potential benefits may justify the added expense.

    • Cost is the major disadvantage to installing stone-coated steel shingles. A typical asphalt roof costs between $2,000 and $5,000 to install; a stone-coated steel shingle roof can cost double that or more. However, you'll probably never need to replace the roof, so over the lifetime of the house you'll likely save money. Some insurance companies offer discounts on stone- coated steel shingle roofs because the roofs are more fire-resistant than other types of shingles.

    Installation Challenges

    • Stone-coated shingles are a fairly new product and not every roof installer has the experience to install them correctly. Finding a qualified installer may be difficult and installation costs are usually higher than they would be for other types of shingles. Additionally, these shingles may not have the long track record associated with other types of roofing materials.

    Investment

    • If you are planning to re-sell your home in the near future, stone-coated steel shingles may not be a good choice. Unless you have a high-end home, you probably won't recoup the cost of the roof when you sell. Because of the high cost, these shingles are typically geared towards more expensive homes and may not be a practical choice in a neighborhood with lower re-sale values.

    Considerations

    • The potential benefits of stone-coated steel shingles outweighs the drawbacks, but your budget will dictate the bottom line. If you plan to live in your house for a long time and the house has a strong re-sale value, stone-coated steel shingles may be a good option. Ask for references, a written warranty and choose a contractor that belongs to the Better Business Bureau.
